          Good morning! First, I would like to thank you for stopping by to read the latest and greatest local updates. On this episode, we are going to cover a few important Austin events coming up, inspection tips when conducting walkthroughs, some market updates and lastly I'll let you in on what I am doing to give back to our community and what opportunities there are available for others who might want to get involved too!            So, looks like we will be voting for a new Mayor and 5 new City Council members each running for a different district. The districts that will be adding members are districts 2,4,6,7 and 10. You can view the Austin district map Here to see if you are in one of the districts that will be affected. We have until Oct. 7 to register to vote for these new candidates! And early voting will run from Oct. 21 - Nov 11. I look forward to casting my vote and hope you will vote too!            In other news, for the year, housing investor share has been steadily decreasing since the second quarter. According to Globest.com "the share of single-family purchases made by investors in January was 29.8%. but by June it had declined five percentage points to 23.4%,...". In Austin, there was steady growth in houses sold from Jan 2024 to May 2024, but May to Aug there was a small decline. And according to Redfin data, 10.8% of those homes have sold for above listing price. The overall outlook for Austin looks promising though. With multiple of Elon Musks' companies like Tesla, Neuralink, and The Boring Company all calling Austin home, Along with Apple, and Samsung close by as well, Jobs opportunities are there. I personally think Austin is on the up and up but hey, don't take my advice, more real estate for me!            Walkthroughs for a new home are something that most of you probably do multiple times a week. When clients ask me to attend, I usually let them know that cosmetic defects are common during this phase and usually are easy fixes that the builder will have no issue repairing. Some more important things that home owners can look out for during a walkthrough are cracked or inoperable windows, sticking doors or missing door hardware and exposed wiring. One thing that is usually missed in new builds is painting on the top side of the entry door. With most door manufacturers, if all 6 sides of the door are not painted, it will actually void the warranty. These are just some easy things that you can look out during your next walkthrough. Always remember, an inspection should always be performed when buying a home, old or new. Getting an inspection can provide the client with peace of mind by being informed of the actual of condition of the home at the time of inspection and any serious safety concerns that they might have missed.
