TREC Standard Home Inspection Included Services (Starting at $385)

The descriptions listed below are not an exhaustive list of every item that is inspected during a TREC Standard Home Inspection

Structural Inspection 

The structural inspection consists of a visual inspection of the properties structural components; Foundations, Grading and Drainage, Roof Covering, Roof Structures and Attics, Walls, Ceilings, Floors, Doors, Windows, Stairways, Fireplaces, Chimneys, Porches, Balconies, Decks and Carports

Plumbing Inspection 

The Plumbing inspection includes inspection and testing of the visible plumbing, drain, venting and supply systems Water Heaters, Hydro-Massage Therapy Equipment and Gas Distribution Systems. This inspection includes but is not limited to running large amounts of hot and cold water from multiple fixtures at the same time in order to test functionality of these systems and check for any possible leaks or improper installations.

Thermal imaging scan

For the Thermal Imaging Scans, I use a  FLIR TG-165X. This tool allows me to see things not visible to the naked eye. It does not give me X-ray vision or the ability to see every detail. It is allows me to see small  temperature changes in materials which is very useful for seeing wet spots or hot spots.

Electrical Inspection

The electrical portion of the Inspection consists of a general visual inspection and testing of the electrical systems about the property. To include the service panel, the Branch circuit panel and the Branch circuits and their devices.

Appliance Inspection 

The Appliance inspection is geared mostly towards the most used and fastened in place Appliances within the property such as the Garage Door Opener, Rand Hood Exhaust, Electric Ranges, Cooktops, Mechanical Exhaust Systems and bathroom Heaters, Dryer Exhaust Systems, Microwaves, Water Heater, Dishwasher and Garbage Disposals.

Foundation survey

I use a tool called a Zip Level in order to measure how flat the foundation is at the time of the inspection. It can tell me if there is any deviation measured between a "zeroed" point in the property chosen by the inspector, and a number of other points (normally the outer corners of the property).

HVAC Inspection 

The HVAC inspection is a visual inspection and testing of the HVAC systems, Ducts, Chases and Vents in and around the property. This inspection is limited depending on various factors such as age of the system and the outdoor temperature on the day of the inspection.

Irrigation System

This inspection consists of testing of all the programmed zones within the Irrigation system in order to check for any observable installation issues or if any sprinkler heads are creating moisture that has a possibility to negatively affect the property. I will try my best to run the manual test. However, there is a possibility that the I will not be familiar with the specific brand of the Irrigation system. If this technical problem is encountered, the inspector is not required to perform this part of the inspection.
